Welcome Home to Cadence, we are so happy you are here! Here is a quick reference guide for some frequently asked questions to help learn about your Cadence community.
Please note that these FAQs are meant to be used as a tool, they do not override the Covenants, Conditions, and Restrictions as previously approved by City of Meridian.
Cadence at Century Farm does currently have an allotted time for guests of all ages to use the pool facility. These reserved times are Wednesdays and Saturdays from 11am-3pm, and guests must be accompanied by a resident. These hours are also posted inside the pool area near the pool rules sign. Kids’ swim time is subject to change at any time based on HOA Board’s discretion.
Cadence at Bainbridge & Cadence at Paramount don’t currently have an allotted time for guests of all ages to use the pool facility.
USPS delivers mail to the mail room. Larger parcels, such as those from Amazon, are delivered to the residents’ front door.
Guest automobiles may be parked in the street along the appropriate side.
In the case of overnight guests, the Guest Permit issued to your household must be hung from the rear-view mirror.
Replacement key fobs and gate clickers may be purchased from the Lifestyle Director at the Cadence Clubhouse. Lost key fobs will be deactivated.
Garages are meant to be used for automobiles first, then storage. Automobiles must be parked in garages rather than in the driveway. If a resident has more automobiles than the official garage capacity, the extra automobile may be parked in the driveway.
In the case of Carriage Lane homes, automobiles in the driveway cannot extend into the alleyway. If the automobile doesn’t fit in the driveway, then it may be parked on the street on the appropriate side, or at the clubhouse parking lot.
The City of Meridian does not allow pedestrian gates to have a permanent lock.
In the event of a power outage, gates are programmed to remain open and unlocked.
If landscape issues arise in the community’s common spaces, the HOA will remedy the issue in most cases. For issues occurring on a resident’s property, typically the owner is responsible (the lessor in the case of leased homes). However, there are some cases in which the HOA will help, mostly if related to sprinklers. If an issue arises in a neighbor’s yard, you may email HOA@brighton.co, and your HOA representative will address the issue with the owner directly.
Regardless of whether a landscaping issue is in your yard, a neighbor’s yard, or community common space, if leasing from Brighton Residential Management, issues can be reported to the Community Leasing Manager.
Amenities within the community are open to all Century Farm 55 Owners Association Inc. (Cadence) residents in good HOA-standing, whether they own or lease their home. All owners pay assessments quarterly to the association.

Owner’s association assessments are paid quarterly; HOA payments are accepted in the following ways:
For residents leasing directly from Brighton Residential Management, HOA assessments will be paid the same way you pay rent, whether via the online payment portal or physical check. Monthly rent and HOA dues can be paid together as one singular payment. The charges will, however, be itemized on your monthly ledger as “Rent” and “Media and Admin Dues.” The $250 charge for “Media and Admin Dues” includes your fiber optic internet and other monthly administrative dues which include HOA assessments.
For exterior property modifications, an Architectural Control Committee (ACC) request must be submitted for review and approved prior to changes being made. ACC request forms can be found online on Wild Apricot’s Member Tools tab or Cinc login. Once the request is approved, the change can be made at the owner’s expense.
If leasing from Brighton Residential Management, for exterior property modifications, an Architectural Control Committee request form must be submitted and approved prior to changes being made. If the Community Leasing Manager approves the modification, then the Community Leasing Manager will submit the ACC form as the residents’ representative to the ACC Committee for review. If approved, Brighton Residential Management will notify the resident and discuss expense coverage.
Yes, HOA assessments are subject to change. They’re set annually based on the budget.
If leasing from Brighton Residential Management, HOA assessments are subject to change. However, monthly rental amounts and fees cannot increase or decrease while in an active lease agreement. Monthly rental amounts and fees may only be adjusted upon lease expiration/ renewal.
Cinc is a membership-based software Brighton Association Management uses to manage HOA accounts and payment processing. Questions regarding Cinc can be sent to HOA@brighton.co.
Community event information can be found in a variety of ways. The events, socials, and activities are displayed on a digital calendar located near the Fitness Center in the clubhouse, adjacent to the pool doors. There is also an online calendar on the Cadence resident website on Wild Apricot (more info below on Wild Apricot).
We are always open to suggestions and adding new events to our ever-evolving calendar! Contact the Lifestyle Director to share your feedback and make recommendations.
Any Cadence resident is welcome to reserve the clubhouse Gathering Hall and/or Lounge for private events, schedule permitting. Reservation forms can be obtained from the Lifestyle Director, and will be approved on a first-come, first-served basis. Cleaning deposit and hourly rate apply.
Wild Apricot is a membership management software used to manage community events, schedules, communication, and resident contact information. You can register for events in Wild Apricot and access newsletters and other communication.
Not computer savvy? No problem, we are happy to assist! Your Lifestyle Director can help you learn how to use the platform or help you get the information in other ways.
It is crucial to sign up for events you plan on attending within your Cadence community. This helps us track attendance and plan accordingly. In cases where food is offered, this helps us make sure we have enough for everyone.
